Hi,
I'm going to be selling our house (April) due to separation, however, we have a dilemma...
We know that our soffits and fascias need replacing with UPVC ones as they are rotten in places. We have received several quotes in preparation (approx £3k), and was going to show potential buyers these quotes so that they are aware how much it would cost. My only concern is that if we don't get this done before we sell, then nobody will be interested in looking at the property due to its appearance.
Is it worth going ahead and getting something like this done before selling? Can I expect to recoupe the cost of doing it?
I appreciate any feedback on this.

3K? Is that to replace with --- dare I say it --- nasty white plastic?
If so, see if you can get some joiners to do it in wood.
Our wooden ones were the originals, put up in 1939 only rotted due to neglect of the original wooden guttering in 2002. I'd be pleased if the replacements lasted half that long. The plastic people tried to foist on us was guaranteed for a whole 10 years - and it was white. The replacement including new guttering and downpipes front and back was less than £600 (I did supply the black dulux weathershield paint).
Definitely shop around if you are going to do it yourself, alternatively see if the buyers surveys pick it up and see what they wish to knock off the price for replacing them. Our survey didn't pick it up - which shows how good surveys can be...:think:0 -
Yes, the 3k is to replace the wooden for white plastic, down pipes and porch cladding.
I think I will try and get a quote from a joiner to see if they can paint and repair, which I'm sure would be cheaper. Thanks!
When we bought the house, nearly 3 years ago, our survey picked up on the fascias, so I know it definitely will when we sell if we don't attend to it. We don't want to spend too much on it if we aren't going to get the money back in the sale price, plus we need to sell pretty quick so we can go our own separate ways.

if you are selling then I don't think u will recoupe ur costs.

I disagree. It is always better to do the work your self than give your buyer a bargaining tool. If they are wood, get quotes for repainting. We had one buyer demand a £20,000 discount for £2,000 of work. We came off the market and did the work ourselves, and sold for full asking price.Been away for a while.0
