Rightmove question

I usually look at what's new on RM by using the "Added to site" Option.
Sometimes I see properties that have been around for a while but still get included in the "Last 24 hours" although there is no change of agent.
I recently dropped the price of my property after a sale had fallen through and asked if I could be "refreshed" on RM so that I get relaunched at the new price. ....Agent said that this could not be done.
I am going to drop again at the end of this month and would like to know if the agent is just BSing me before I threaten to change agents.
Anybody in the know?

I think your agent is lying to you. A change of price usually triggers a notificiation from Rightmove if prospective buyers are registered with them. I know this because I have e-mail alerts from Rightmove every day. Today I also noticed several houses that have been around for a while were resent as 'new' even though there was no change of agent or even price. I assume their agent did this to try and drum up more interest and I would guess there's a charge from Rightmove - sounds like your agent is either (a) too tight to pay the extra to Rightmove or (b) too stupid to know how the RM system works. Either way I'd challenge them and think about switching to another EA.0

We've seen plenty of houses come up as 'new' even when they have been on sale for months with no change in agent or price, as Annabee says. No explanation for this other than agent pressure, perhaps.
I've never seen one come up as 'new' when there has been a change in price.
I'm quite certain your agent could get your house 'highlighted' if he wished to. That said, where we have seen houses that haven't sold come up as 'new' it tends, to us, to imply 'desperate'.0 -
I am not trying to pick an argument, MerlintheHappyPig, but are you sure (about never seeing price drops trigger off an alert)? Because in my experience this ALWAYS happens, the house comes up as new, both when I search the RM site and on my e-mail updates from them. This seems to make sense, otherwise how would buyers be aware of the price drop?

I get email updates too and I do see some that come up as new when the price changes.0

I am sure that price drops automatically bring a property up as new.
I think that agents also often remove properties and then add them again immediately in order to bring them up as new - or they make up a price drop and put it back up again in order to trigger it as new? In my area, you get the same few agents who occassionally appear to have 100 new properties in one day, but it seems that they just refresh their entire stock of properties :rolleyes:
They can certainly manipulate the system, though it's something that they've learned rather than something that rightmove does for them.Everything that is supposed to be in heaven is already here on earth.

From my own house and others I have seen, houses do not automatically come up as new lisitings because of a price change.
It may be a case that the agent can delete the property and add it again as a new listing. I am guessing that RM has some sort of CMS that agents log into and add their own properties? It could be a case that deleting a listing and adding a new one costs the agent hence the fob off I got. I will press this further with them.
I have always had a problem with the GHPC site for some reason. I will have a look on there as well if I can.0 -
Perhaps there is a difference between e-mail alerts and searches for 'added in the last 24 hours'.
I don't have the e-mail alerts, but we do search every day for recently added properties. I can confidently say that there have been three price reductions on houses that we have viewed or been interested in and none of these have come up as new. We have said for some time that this is a problem with Rightmove.
I'm not disputing that they might for some houses. Perhaps the agent has to be pro-active and it doesn't happen automatically. That might explain why our experiences vary?0 -
a price drop does not automatically bring properties in as new .
I use property bee on a daily basis on one postcode
I also check for new properties listed in that postcode every 1-2 days
I've seen over 100 reductions in 3 weeks, and not one of these reductions has bumped up as a new listing, in the 'listed in 24 hours' setting.
this would very much suggest email alerts are different.It's a health benefit ...0 -
Imagine rightmove is like ebay. If you put up a listing on ebay - you can edit it. Rightmove i think charge for each listing, so if an ea decides to take off a listing and add it as a new one because of a reduced price, then they have to pay for that property to be listed twice. Your ea probably spends more money advertising with rightmove than anywhere else, and as rm probably have the monopoly on the interenet, they're probably just cost cutting. Imagine how much it would cost them to relist many properties due to the price dropping. RM will probably charge them per each service, eg email alerts and then there's the membership fees. So theoretically your ea could probably relist your property, but they could also go bust in the process. You'd be amazed how much advertising charges are on the internet. We use google addwords, and although our cost per click is low, as a small company it has been known to cost us £1800 a month, simply because it costs each time someone clicks on our advert. RM probably have the ea's over a barrel so they probably have to watch their costs. This is all speculation, and i could be wrong, but it could be the reason why your ea isn't falling over himself to relist your property, especially if he thinks it isn't neccesary.
Pleas note i do have no connection with any ea's and i'm not simpathetic towards them. Just offering a little explanation.0
