Estate agents fees for tenants

We're hoping to move to a new flat soon so I have been phoning around estate agents to find out how much they charge for tenants. I am shocked by some of their charges. The lowest has been £75 per person and the most expensive so far has been a full weeks rent of the flat we were interested in (which is £275). Its gone up so much from last time, I think we paid about £40 each (for credit checks and writing up the contract). Have EAs upped their prices to tenants because they aren't making much money on the selling side of things?

    Estate agents are nothing but con men, get your property off Gumtree etc, since the landlord isn't paying fees they will prob have it on at a lower rate too so you save double.

    An estate agent will not provide you with any assistance in the event of a dispute with the Landlord...they will however try to continue to collect their commission.

    If you do use an estate agent, they cannot by UK law continue to charge you if they provide you with no service after the introduction. Do not pay them if you re negotiate with the landlord after the first year, or if you introduce a friend when an old tenant leaves etc. without the involving the estate agent.

    You must pay the landlord direct though; set up your standing order to them no the estate agent, if the estate agent collects the rent they can charge.

    I should hope so. The agent is the Landlord's agent and should always be acting in the Landlord's interests. I have no idea why on earth you think they should help tenants.

    Is there an echo in here?

    The point is why should you pay an estage agent if they are not providing you with a service (a practice which is illegal)?

    a letting agent provides the service of finding you a place to live - different agents charge different amounts - to both landlords and tenants

    have been asked for 50% of a months rent and at a different agent 150% of a months rent to find me a tenant
