When we were looking to move a year ago agents & buyers simply won't take you seriously unless your house is at least on the market, and certainly helps if you've got a buyer.0

If you have an offer on your house then you are in a position to make an offer on the house you want. Visit the EA with your offer in writing and sit there while they put your offer forward to the seller. They have to put it forward. It's then upto the sellers whether they accept (they can check with their solicitor what their position is).
If your offer is higher you will be gazumping the FTB and they may well decide to raise their offer to match yours or go even higher.
