Landlords Stop paying your estate agents fees.

No matter what contract you signed certain terms are unfair and even if you agree to them are meaningless. This includes paying someone who has not provided a service, for example an estate agent who introduced your tenants in the first year cannot claim commision on your next years rental without providing a service.
Like wise, if the original tenants introduce a friend etc. the estate agent will try to claim. They are not allowed.
Have a look at this where croyden OFT made the estate agent remove unfair clauses from it's contracts.

as we did and have since refused estate agent demands, passed the info on to trading standards, who confirmed wtih the office of fair trading and have since arranged a meeting with our former estate agents. We have not had any further demands for comission.
If the estate agent collects the tenants rent and pays it on to you then they can claim their commison. However if you get the tenants to set up standing orders to your account direct the estate agent has no claim. Your estate agent will no doubt try to arrange so they collect rent on your behalf, there is absolutely no reason for them to do so, they will provide no support if the tenants fail to pay even if they are collecting the rent.
