Lettings agents are notoriously impartial, especially where there's commission involved.
Also, how many other local properties are on rightmove of the same size and standard as his? The tenants seem pretty confident they'll find somewhere else, don't they, or they'd fight to stay. I think that says quite a bit... 0 -

i have just investigated a letting agent who wants me to sign T&Cs whihc include
"Selling to the tenant ......... moss properties will then be entitled to a commission of 1.5% + VAT of the sale price " I DONT THINK SO !!!!!!!! B*ASTARDS!!!!

most LA t&cs include that. Someone on here there was a poster who managed to avoid that fee. I think they were the tenants..it involved packing everything into the car, having the LA do the check out inventory, & then moving in again! :T0 -

Just adding to this, I would be very unhappy if our letting agents or landlords came into the property we're renting if we weren't present. There was a thread on here a while back about someone who was renting and allowed viewings when she wasn't in, which resulted in the EA failing to lock the house up properly behind them and her stuff being stolen (whether by the viewers or people who got in after the EA left, I don't recall). It's not on and your friend should either accept the offer the tenants have made in regards to viewing times or wait for them to move out.0

He seems to think that they've been on a cheap deal and that there is little for them to move to.

Nothing. Wait for the notice period to expire and hope they move out at that point. That is why it is in his interests to play nicely with them.
And if they have been on a "cheap" deal, then surely it is his fault for failing to identify market rates properly for his house?
He sounds like a real amateur, to be honest.0 -
