Could someone please advise the best place to obtain one from? I have wadded through the internet but am a little unsure of who to go with.

Can anyone recommend a company they have used.

Thanks in advance,

  • im in a simliar boat at the mo! see my tesco hips thread!
  • Find a good local solicitor to do the conveyancing and they probably be able to do the HIP for you too!

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

I'm pricing up selling too. Or converting the loft, can't decide which is most practical :(

A HIP should cost you no more than £299.99 + VAT with no tie-ins.

There seem to be certain hard figures that make up the bulk of this:

    Local Searches avg £110
    Water/drainage Searches £20
HM Land Registry Office copies £12

And the all important EP Cert which chriserenity gave me prices of :
    Up to 3 beds £80
    4 beds £90
    5 beds £100

    Totalling that lot £222 - £242
So there is not a lot of money going spare in the £300 +vat

Saying that, Magic_Dragon has pointed me at : http://www.psgonline.co.uk/

Who appear to do them for £300 inc VAT.

I think Richard has pointed out before that you should be careful of low cost HIPS that follow on with high cost conveyancing charges. (If it wasn't you Richard, please accept my apology.)

    Cheers
