hOUSE BUILDINGS INSURANCE - subsidence history

Okay, I'm reading this about 'old' subsidence and am having problems with my current insurance (which has rocketed, and I've NEVER claimed anything). My subsidence is circa 1940! I wasn't even born! But as soon as I mention it they say the want a builders report (£500+). I have the buyers report which states that its not of a long standing nature ... but still I'm always running into problems with it ... can anyone help or suggest a way forward???0

Legal & General should be able to quote and offer cover, as they are ok about subsidence, provided it was more than 15 years ago.
With most other Insurers, as soon as mention subsidence, even it were 70 years ago, they won't quote without a new survey.
Home Protect Brokers are another company to try.The comments I post are personal opinion. Always refer to official information sources before relying on internet forums. If you have a problem with any organisation, enter into their official complaints process at the earliest opportunity, as sometimes complaints have to be started within a certain time frame.0 -
Have managed to get a policy with Home Protect, which is almost half of what I was being quoted by my current insurer!0

How have your successes been people, (who were in the process of getting insurers but have had a tough ride?)
and how long was this bumpy ride, from the moment you
1) Approached a broker for subsidence, to
2) Them accepting your payment(under their terms and conditions)-and you paying them your premium
to.... 3) Them sorting out the subsidence problem?
what was your time frame in months of
1) <----> 2)
2) <----> 3)
Please state your experience up until now, and your time frames.0 -

Are you talking about taking out a policy knowing you have subsidence?
Surely there should be a step in there - discovering subsidence damage.
Timescales from contacting a broker to take out a policy and getting repairs done are meaningless.0 -
Yes, here.
Home insurnace, new company. Do they contact our old company?

Reading some of these and will try some of these numbers, but does anyone know whether this is right or they are just trying to get rid of me. I was insured through DirectChoice as the broker, with AXA. I had a subsidence claim due to drains which was fixed last year. DirectChoice wrote to me to say that they are no longer doing household insurance, so can not offer me a renewal. I contacted AXA direct and they said they won't offer as I had had subsidence claim and at the time they were the underwriters, not the insurers. Even though my policy schedule says AXA and that the advisor was DirectChoice. It runs out on April 1st, so am a bit stressed!0

Speak to a local broker (Not Swintons) who deal with Axa, they can normally speak to their rep at Axa and get a policy agreed with Axa that cross refers to your old policy.
Take any policy schedules you have from Axa with you
Make sure you and the broker have good written records of what was declared and when0 -
If you call the number given by MM for Subsidence Claims Advisory Bureau, you get a recorded message with a new number 08453006127 which may cost you more than the geographic number but they really are helpful!0
