Differing asking prices with different estate agents?

A (hopefully) quick question. Our house has been on the market with HouseNetwork since last May and a traditional EA since October. Having had varying spells of interest, but no sale yet, we're thinking about dropping the price.

Taking into consideration the different commissions due to both HouseNetwork and the traditional EA, are we allowed to chose a different asking price between Estate Agents?

I think it may put prospective buyers off if they find out. How would you feel if you made an offer on the higher price only to find out a few weeks down the line that it was on offer for less elsewhere?

I think you can do what you want...but I imagine both agents will put the property on Rightmove (is it already on there twice?), so it will be fairly easy to spot - at least for internet buyers.

If I saw a property on there twice with different prices, I'd probably assume it was a mistake by the agents - after all, unless your house is worth a fortune, we're only talking about a grand or two here, aren't we? In the context of a house purchase, this isn't very much unless it takes you over a stamp duty boundary.

Do your "traditional" agents know you are on with the other agents? Why not try and barter them down or get them to "earn their extra" by pushing your house harder (make it house of the month, say, or stick it in the prime spot in their window)? After all, it maybe better they sell the house tomorrow at their commission, than you sell it for less in a few months at a lower commission.

Hope this is of some use,
