I have just had a successful court action against Ashbys ie Philip Tucker. He is unscrupulous and greedy, and the only way to deal with him is following the legal process.
He was the freeholder and charged a fee to manage the block, which he did nothing, absolutely no maintenance in 14 years of ownership. Two years ago, I lead a Collective Enfranchisement against them forcing them to sell the freehold to us, as he wouldn't before.
The recent court case was for overcharging of service charges.
I got alot of information from the Leasehold Advisory Service which helped me to understand options and the process.
Unfortunately, there doesn't seem to be anything you can do to report the company or get redress. The only thing is to force a sale (if possible), then small claims court if they won't return money.
If anyone in a similar position, happy to help.

My Father had been making the standing order payments however he has passed away and the account number and sort for the standing order have been lost.0 -
If you are administering his estate you can get copies of his bank statements. Just contact the bereavement team at his bank.0

Advice wanted regarding LadyBrook Securities. They are currently delaying my elderly and vulnerable mothers house move by asking we get retrospective consent for alterations made to the property. They have responded and say it will cost us £360. However they haven't been able to tell us what works they think have been done, so it's clearly just a money grabbing practice. They knew she was selling as solicitors contacted them to confirm there was no outstanding rent charge. She had a conservatory built decade's ago, but has had a new roof, doors and windows more recently. Should I declare these as well?Any response from LadyBrook has been vague and bare minimum without answering our questions. And of course no way to contact them swiftly, further delaying mums move.Thanks for any advice0

we are trying to Buy a house with an annual rent charge by Ladybrook. Our solicitor has said this is not inline with current mortgage terms as they could reprocess the house for not paying £20 per year on the set date. We are not getting a response to letters asking for them to except full payment up until the expiry of 2037 and forfeit any claim on the property. Has anyone got any other contact method for them? or how long did people wait for them to make contact?0 -
Company director is Philip Tucker who has multiple companies listed at the same address. One is Deejays Locker who had a phone number registered as 10, Maritime Avenue 023 8066 6141. This maybe a way to make contact other than via letter.

I am in the exact same situation as you regarding Ladybrook Securities. They're delaying a house purchase requesting retrospective payment for alterations made to the property (spoiler - there were none!)...
Is anyone able to share their experience after disputing the charges? Did Ladybrook quickly admit defeat or was there a lot of back and forth that ensued? We don't really have time for any back and forthing to be honest as we will soon be homeless if it's not resolved!
Anything anyone can share would be hugely appreciated, even if only just to calm some nerves and dispel our anxieties!0
