House Contract - is this typical?

Hi all, we're 2.5 weeks into our house purchase and the seller is helping move things along nicely...
We've just received a draft copy of the contract from our solicitor..
The actual contract is 4 pages long.
The first page details his and our addresses, the property address, 'title number/root of title' (which lists a freehold and leashold title refering to a land reg doc/image??? - not sure what this is yet??), a contract rate (4% above barclays from time to time in force - what's this????), and the purchase price...
The second and third pages are 'standard conditions of sale (forth edition) (national conditions of sale 24th edition, Law society's conditions of sale 2003)' and there is lots of small text that looks quite standards that I haven't read yet but at a glance seems quite waffly and probably quite normal...
The last page is 5/6 lines of 'special conditions' which doesn't mention anything un to ordinary...
Can anyone answer the few questions i had above and is this a typical/standard type of contract?
It also came through with a 'sellers property information form' and a 'fixtures, fittings and contents list'... these both seem fine...

I was just going to say you're best to check with your solicitor if you're unsure
