Survey minor probs + fixtures/fittings list ? Help ?!

Hey guys
Thanks to all your help on the forums, I am just about to buy my first flat ! Woohooo . Anyways I have just had the survey done, and they have found that the extractor fan in the bathroom doesnt work - everything else was find on the survey, no major probs.
I dont quite know how to use this as a bargaining tool with the vendors. They have some nice carpets/curtains which I would like to stay, although am not sure if they will take them or leave them.
When should I mention all this to the EA ? Should I wait until they have done the fixtures/fittings list-i.e. so I know exactly what they are going to keep/take ? Or mention it now ?

I think I would ask the estate agent straight away about carpets and curtains. It's been 19 years since I bought my house but it was clear right from the start about what was and wasn't included in the asking price. You couls also ask the EA about the extractor fan and whether or not it should affect the price that you pay, although if that is the only thing wrong then I feel that you are fortunate to have found such a sound property!!
Most EAs are open on Sundays...could you pop around to see them or give them a ring now? It would put your mind at rest. Ask your EA abou anything that you are unsure about. People like to show of their knowledge!

I wouldn't think there is much chance of using the broken extractor as a bargaining tool to lower the purchase price as it is only a minor thing to repair/replace cost-wise. But you could suggest you would prefer it to be in full working order before completion.
Regarding the curtains & carpets, you could ask the ea if they are included in the sale, rather than wait for the fixtures & fittings list from the solicitor. I've always included curtains & carpets as part of the sale & if your vendors are amongst that strange breed that do want to charge, then negotiate a reasonable price for yourself.
When I moved to my present house I was ripped off in paying a ridiculous amount for curtains & fitted wardrobes, but that was getting on for 3 years ago when properties were selling within a week or so of being on the market & guzumping pretty rife. I paid because I just couldn't face the prospect of trying to find another house to match this one.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Call the EA and tell them that you forgot to make it clear that you expect the carpets and curtains to be included with your offer price. Its quite a normal statement to make. We did on our last purchase, indeed the people who bought our last house also said the same when they put their offer in.*************************

I thought (correct me if I'm wrong) that everything stated on the sale particulars is included in the sale so it may be worthwhile checking these before u approach EA.There's no woman sicker than the woman who is sick on her day off !0

The thing is that carpets and curtains are unlikely to fit the owners' new house. So, they are not worth anything to them, whilst clearly being very worthwhile for you.No reliance should be placed on the above! Absolutely none, do you hear?0
