    Lynzpower's post was spot on. I've had several lodgers too and also rented a room for a couple of years before I bought my own place. I'd definitely go with the double bed + wardrobe + chest of drawers + bedside table/small chest of drawers on one side. People won't expect a TV/set top box but if you have them anyway, it may be an attractive extra. Depends on your target lodgers - I had air crew, who were mostly not in...but definitely wanted a double bed :rotfl: I supplied a quilt + pillows (with protective covers), but not bedlinen, if that helps.

    I have not bought a double bed yet and I'll leave it like this until they decided what they want.
