I believe a good rule of thumb is to divide your annual salary by 32 and that's roughly what you're looking at. Yours works out to be exactly £500 so provided there aren't any credit problems elsewhere you should be ok.

being on a Tenancy agreement gives a tenant rights - if only one of you is on the agreement, the other can be removed much more quickly and easily and has very few legal rights.0

of course letting agents make money from applying for references - it takes time to fill in computer websites with the plethora of information required in this day and age for a tenancy application. I would accept an applicants self-application as long as i could to sit with an applicant at a computer and see that the application is genuine. I would then be willing to accept an on-line self-bought credit check. In this day and age of scanning scams, its very easy to produce forged documents.
I charge between £50 and £75 for checks per person depending on which type of checks i decide to do.0 -
