First Time Buyer- Can I ask for Price reduction?

Hi There,

I am about to buy a property after having my offer accepted (I am a first time buyer). I have already bargained down the price considerably.

After obtaining a homebuyers report, the survey pointed out serveral reccomendations for works that will need to be carried out including fixing roof tiles, repointing the chimney and verifying that the gas and electrics are up to standard and working properly.

In your experienced opinions, is this something that the seller will have to sort out or can i try and knock these off the final price before exchange of contracts, even though we have had our offer accepted?

  • Ther recommendation to have gas, electricity checked are quite standard in survey reports - the chimney repointing roof etc might cost up to £1000

    you could try but it depends on what discount you have allready obtained and how well/good your relationship is with the seller - basically if you are polite but firm and willing to bargain you will probobly get a discount

    Get a roofer in to quote for the repairs and knock them down for the full price.
  • You could get a couple of quotes, and ask the seller to meet you half way - you pay half , he pays half - that sometimes works, its quite a neutral approach, if you have already got a substantial discount - depends how much you want the house, if you have started to get your mortgage arranged , the seller will probably realise you have paid out for arrangement fee (+ the survey!) , so he might stick his ground - I would, as a first time buyer - I'd realise you'd more than likely be stretching yourself and couldn't afford really to drop out of the sale that this point.
