If Letting a property do i need to tell agents ...

Hi , i am thinking of letting my house due to being broken into whilst still in the house, very scared and traumatic etc.Do i need to legally tell the letting agency of the burglary?All advice appreciated.I have my 1st appointment with an agent on Monday.Also any advise about what type of mortgage is best for a property that is being let?Thanks.

I'm sorry that happened to you.
You need to be aware that if it happens to your tenants as well, they will also leave the property.
So whilst you don't need to tell anyone, you may find that you have a property which is empty more than you planned it to be because the tenants leave because of the problems. I wasn't particularly happy in one rental property, but then our cars were broken into on the drive. We live in a very low crime area, but then I started hearing about other incidents on the street and that was it for me
When other people viewed the property, I was polite and practical but I wouldn't really talk about what it was like to live there.
If you are not able to remortgage right now due to fixed rates etc, you will have to ask your lender for permission to let, otherwise you need to see an independent broker who will find the best BTL for you.
Maybe it's just time to find yourself a new place instead. You should start a BTL business because it works financially, not because you don't want to live there

If it is because nothing is moving, then every place is different, things aren't moving for many reasons, one of them is that a buyer hasn't found a house they like yet. Yours might be just what somebody is after. And no matter how slow sales are, there are always people who want/have to buy/move.
If it is because you've heard prices will be dropping, then now is the best time to sell - because each month the house would be worth less, so put it on in 2 years' time you might find all that equity gone. Plus you'll have had the hassle of managing a BTL property (voids, repairs, etc)
And let's face it. It's spoilt for you now. You will never want to live there again. Get rid and move on.0 -
Angel, you poor thing. However, you are planning something quite drastic. How long ago was the burglary? Were you happy before? Have you had any contact with victim support? I agree with the sell advice. I can't think of anything worse than being forced out a place due to crime, but holding onto the thing. Renting can be a real hassle - you can end up with dodgy tenents, repairs needing done, voids, money going out you can't afford. If the burgalry was a one off in an otherwise good area, it might be fine, but if the area is generally not too great, your chances of attracting good tenents are lower too.
Get rid of it if you can. Try selling - you might be surprised and get whatever you think it's worth straight off. But if it doesn't go for what you think the equity should be, forget it, write it off as being well worth the peace of mind and enjoy whatever prifit you do make. That would be what I'd do anyway, for what it's worth.0 -
Thanks guys.I definately CANNOT stay here.The area is not good, i was told by the council when i bought it that they were knocking down some of the council houses which are close by which they did not really do.I am going to try and rent it out and if i done get any joy in the first 2 months then i am selling.Thanks for the replies.0
