Renting - failed reference but have guarantor

Hi all,

Me and my flatmate have just signed for a new rental property through an agent, but we've just found out that she's failed the reference check.

It was done through an agency rather than just getting some written references like we have previously had with places like Foxtons.

Now, we're not sure yet which ref she failed but it's likely to be a credit check or employee ref as she only has a low paying p/t job. We anticipated this and have already provided the estate agent with completed guarantor forms from her dad.

Should this reference failure matter now that she has the guarantor. We have good refs from previous landlords, and character refs, and I passed all mine. Since it is likely that it is a financial ref that she failed, will the guarantor be good enough?

  • Provided the gaurantor is a home owner or has tangible assets it should be OK. But the final decision is up to the landlord.....depends on how picky he/she is.

    they may basically run the same reference checks on him .
  • Well he's a multiple homeowner and owns a business so he would easily pass any checks.

    So it's basically at the mercy of the (hopefully lenient) landlord then?

    Not necessarily. He could have a string of judgements and defaults as long as his arm.
