thanks in advance for any rplies

  • They are asking for your solicitor and mortgage details so they can put your offer forward in the best possible light, for example - offer of £x from a first time buyer with a mortgage already in place, etc. You are in a better position to offer on this house than someone who, say, has a property on the market and no offer yet, or perhaps hasn't arranged a mortgage yet.

    thanks for that :)
  • A tip for you in case you haven't sorted your mortgage yet - as it's a repo, I'm guessing it's on the market with a corporate agent. It is deffo worthwhile seeing if you could do your mortgage through that agents' mortgage adviser. Another thing on your side when they are negotiating with the repo company.

I don't want to get your hopes up but the same thing happend to us last week on a repossession. And a couple of days later the offer was accepted. You have to move quickly with a repossession, so I think they take your mortgage and solicitors details as proof that you can be ready to proceed right away..:o
  • Hey Wildt, how did you get on today? Did you ring the agent?

  • Hello,
I work for as an asset manager (uk's largest asset manager) - the company who instructs the estate agent to sell the repossession. I just wanted to let you know the truth on these matters.
The reason the estate agent has asked for your full details (full name, address, %age mortgage and solicitors details) is because all of this information is required before your offer can be submitted to the mortgage lender. If they asking for your details, at the least they think your offer is in with a chance.
A mortgage lender will not entertain an offer from someone with a property to sell who has no sale agreed, as they would be unable to meet a 28/21/14 day deadline. We can in fact instruct ANY agent to sell the property, we have far to many to place with only corporate agents. As far as in brach mortgage advisors go, this is incorrect. It does not make the blindest bit of difference to us which f/a you use - as long as you are qualified, that's all we care about - using the agents f/a gives you no leaverage whatsoever - my advice - find the cheapest and save yourself some money!

Good luck with your potential purchase.xx

Hi Bunny thanks for asking, I rang the agent this morning and they had all the correct details of my solicitor. I then rang the other solicitor who had recieved the contracts and she said another letter had arrived today asking her to send them back as they weren't meant for her! They were sent to her by mistake, but now they have been forwarded on to the correct one. So it was nothing to worry about, they realised right away!:D
