hips..did you know?

I put my house on the market on sept 10th 2007..the arrangement i have with my agent is that he will pay for my hip if he sells my house within nine months..this runs out on june 10th 2008..i have so far had one person round to view..so i was concerned about the life of hips..i have just found out that they last only for one year!Which means i have to buy a new hip on september 10th 2008 if i want keep my house on the market...i wondered if this was common knowledge because i have not seen this on any govt web sites..any advice apart from the obvious ie get rid of my current estate agent..would be welcome

  • I don't believe HIPs last for just one year. My understanding is the they remain valid for as long as you are on the market. You can switch agents but if you take the property of the market for any length of time and then remarket it with a HIPs prepared over a year previously, then you will have to have an up to date one prepared.
  • Correct. Most of the contents of the hip will be useless after about 5 months anyway. But this is not your problem.

  • Is your agent being cute here..!!?

    How many bedrooms does your home have? - 10 September was the date HIPS were introduced for 3 bedroom properties. If your home has 3 bedrooms, but was put on the market on 9 September or before, you are exempt from having a HIP anyway. If 2 bedrooms or less the date of introduction was 14 December.
  • Konisberg is correct in his/her post and in most cases country sport is too. It is worth checking with the HIP provider if they will renew the HIP documents if the buyers solicitor has a problem with their age. Most providers don't do this but some are designed with solicitors in mind unlike the conventional packs intended by the government.

    OP, regarding a possible change in agents, this is not a problem in terms of the HIP regs but check your terms and conditions with the agent/hip provider. You may have to pay for the HIP in full if you switch agents!
