Notice of matrimonial home rights

When a search via the Land Registry comes up with:
"Notice of matrimonial home rights under the Family Law Act 1996 in favour of <insert name here> care of <address>, the spouse of <insert name of registered owner here>"
What does it actually mean in English with regards to selling or buying the property?
I'm guessing that it means the owner of the property is currently in dispute with his or her wife/husband?
(This isn't on a property I'm looking to either buy or sell BTW! - I'm simply curious!).

It usually means that the owner of the property is involved in divorce proceedings with their spouse who is not a joint owner.
The non-owning spouse wants to protect their interest in the property and does so by registering a Matrimonial Homes Act Notice.
The result of this is that the owner cannot sell the property without the consent of the spouse who has registered the Notice and this can sometimes mean that sales of this kind take a lot longer to deal with!
