I think it's always best to ask the landlord about it. Twice I've seen friends come to the end of a long tennancy, paying loads to get the place clean, only for the LL to refurb the whole place ready for the next tennant anyway.
It's got be worth asking.
Whether the place is being refurbished or not has nothing to do with their contract although there may be some sensible Landlord.
I have a cleaning business and mainly do rentals. I attend all check outs to make sure that the cleaning is perfect so that I and the tenant avoid these situations. On at least 5 occasions I have been at a check out where the inventory clerk has said there is a mark on a worktop etc and everyone waits while I put a bit of bleach on it and the landlord and his builders have been waiting to start pulling the place apart! When the inventory clerk has finished the inspection and is counting keys and getting the forwarding address the kitchen is being pulled out even before we have left the property.

I know what you mean Loretta, it's just that we need to do this as cheaply as possible, as we are so strapped for cash right now, which is the reason we have to move, this property is £550 pcm whereas the one we are interested in is only £400 pcm. It could be the answer to all our debt probs.

As I see it they should be given a professional clean when you leave, I'm in a similar situation, been here since july 2005, had a couple of kids here, so pushing pushchairs in and out, sicky babies etc and despite cleaning up spills the carpets have still taken their toll compared to anywhere else we have lived. We have never professionally cleaned carpets before and always got full deposits back but when we leave here I will get them cleaned professionally and then I'll know we have done everything properly.0

thanks for that merfe i can completely relate to the sicky baby thing! my 5 month old is extremely sicky, sometimes he brings up his whole bottle at once!! And now he's on solids, he brings up the lovely orange colour foods the most!! sorry TMI!! lol0
