Cheapest way? Remortgaging/buying parents house

my dad owns a house still got about 10k to pay on it, i can have it for 40k and its worth around 70k
would it be easier and cheaper to be put on the deeds and just remortgage it?
and how would i go about doing this
help me please

    Ring 0800 59 5000 and explain that you're looking for a way to buy your dads house for half it's value without paying Capital Gain tax etc and they will tell you the best way to do it.

    If jis dad gives him the property at a knock down price he'll need to tax it as it goes over his annual "gift" allowance.

    He's trying to find a way to avoid IHT.
