Selling:Things to do before the viewer turns up

Now we have all heard of getting the smell of coffee and baking bread woofting through the house before the viewer turns up. I thought I would pick your collective brains and see what gems we could come come with. Any thoughts

It's not quite so easy in this colder weather but... when I was selling, I would open up all the windows on the morning of a viewing, then close them before the viewers arrived.

This just made everything smell fresh and neutral and well-aired... every house you go into has a slightly different smell which we don't notice in our own homes (whether it's a pet or wood polish), so I think it's vital to try and get rid of that.

I also kicked the cat out and put all his paraphenalia away in cupboards - feeding bowl etc... and I actually took his litter tray away and trained him to "go" outside instead!

On my first viewing, I put some quiet music on, but then decided that was a bit weird so didn't do it again...
