When we made an offer on a repossession we had to give details of our solicitor and mortgage before they would consider it. The day after the offer was accepted we got a letter off the estate agent with details of both ours and the vendors solicitors. It said the letter had been sent to all three of us.
I've just got home and there is a letter off a completely different solicitor (not the one we chose). It states they have recieved draft contract documentation for our purchase and that it is urgent we contact them on receipt of the letter to confirm instructions.
Why has a solicitor we have never heard of been sent the details and not the one we requested? I worry about everything and since I can't ring them now I'm hoping some one on here might have an idea:mad:
Thanks

As it's a repossession, chances are it is via a 'chain' of estate agents, rather than an independent one. It is worth checking with the agent as they ('chain' agents) may have notified one of their panel solicitors by mistake.
Has the offer been noted in the local paper yet?Getting older is inevitable, growing up is optional :rotfl:0 -
Hi bunny thanks for the reply, it will be in the paper on Thursday. I think it is definitely a mistake as the solicitor we requested was on the first letter that arrived on Saturday. I will have to call them in the morning, if the draft contracts have been sent to the wrong solicitor is it hard to get them sent to the correct one? Or would it be best to just stick with them now?
The condition to exchange in 30 days makes it very stressful:o0 -
I don't want to worry you, but your actual offer will be printed in the paper and it actually asks people to better the offer. As it hasn't yet been printed, a draft contract should not yet have been issued. If it's all ok (and nobody else rocks the boat), it shouldn't be a problem to re-route the contract.
Re your question about sticking with them - you don't know what their costs are. Definitely get on the phone first thing.
The condition to exchange is usually within 28 days - if all goes smoothly it'll be fine. At least it's not going to be a drawn out process. Chin up!Getting older is inevitable, growing up is optional :rotfl:0 -
I know about the offer going in the paper but I'm hoping no one betters it lol, well praying actually! The house has been on sale since July and our offer is not far from the asking price, so fingers crossed!
Thanks for the advice, I suppose I won't know until tomorrow if it is indeed a mistake:o0 -
Clarify when the 28 days to exchange starts. You don't want to spend money on getting surveys done & paying for searches in the next week , only to be dropped if they get a higher buyer. I'm currently selling a repo, multiple offers have been made during the seven day notice period & the vendor has agreed that the 28 days will start when they decide on which buyer to go with. Other companies will insist on 28 days from when the offer was initially accepted.
Speak to the agent tomorrow to make sure the vendor's solicitor has the correct solicitors details for yourself.0 -
The 30 days started on the day the offer was accepted (Friday just gone), and the survey has to be done within 10 working days. It says exchange needs to take place on or before 29th Feb. They have said we need to go ahead with the valuation right away, even though the offer has not been in the paper yet. I suppose it's a chance we have to take..
