Will the seller pay 2 estate agents?

We are going to do a second viewing at the weekend.

We first saw the house over a month ago, and viewed it when it was on with agent A, we thought it may have a damp problem and decided it was too expensive.

The house is now on the market with agent b at 5k less, they have taken our feedback on board and in agent speak "a damp company didn't think there was a problem, but to be on the safe side they have had the walls injected".

If the possible damp problem is sorted, we are very tempted to put in an offer, obviously at even lower still ;)

Will the seller have to pay agent a as they officially introduced us and if so what do we do. We have been up front with agent b and told them we viewed the house through agent a.

    Please go back through agent A before you cause the vendor a whole load of trouble. :( Or at least explain your situation to agent B before you go any further.

    Yes, you were introduced by agent A, yes they are entitled to a fee. You have no idea what the set up is between agents - sometimes winner takes all, sometime they split; but having been put in that position by a tenant coming through both letting agents :wall: it was a total nightmare, not remotely our fault, albeit sorted eventually after a lot of rowing.
    Everything that is supposed to be in heaven is already here on earth.
  • That is what I suspected!!!!

    Agent b is showing us around on Saturday so I will discuss it more with them then... we have been up front with the agent that we saw it through agent a. I even went to the degree of informing them why we originally rejected it hence we found out about the damp treatment!

  • You are being very considerate missimaxo but this isn't your worry. Estate Agents will have dealt with similar situations before and they can sort out any disagreement.

    If you wish, email both agents explaining the situation (one email) and make your offer via agent b.
