Ways to increase flat value..

Thinking of buying my uncles flat so i can get in the property ladder. Its 1 flat in a block of 6. Being the top flat. It hasnt been lived in for a few years but he regularly checks on it...dont ask why he never rented it out lol...It has double glazing. What things could we do to increase its value??

    Turn a 2 bed into 3
    Add a second bathroom/ en suite
    Add a garden
    Refurbish to a better standard.......
  • Upgrade the kitchen
    Give it all a fresh lick of neutral paint
    Don't fill it with Tat
    Bleed the central heating system (if it has one)

    It's pretty hard to increase the value of a flat. It's mostly about the price you pay in the first place.

    From market value, as stc says, if it's big, then more bedrooms will work and an ensuite is nice. You can possibly extend into lofts and cellars or sometimes outside in conversion flats BUT you must check the terms of the lease and you will need permission from teh freeholders and will have to pay a big hefty fee if that area isn't already leased to you.

    Simply refurbing a place doesn't add value as places are generally worth market value less the cost of works - that is all about the price you pay in the first place!

    Watch the length of the lease if it's been owned by the same person for some time.

    why do you want to increase the value? You havent even bought it yet! :p

    I would say tho, THE most important thing to me if I were buying, is that the quality of the workmanship you DO do is high.

    Bodge it and cheapo refurbs are bobbins. You can do things cheaply but dont do things cheap IYSWIM

    Otherwise I agree with doozer, it is what it is, why people have to kid themselves otherwise is beyond me. As an estate agent I saw a couple of studio flats 'turned into' one bedders - im sorry but a stud wall isnt gonna fool anyone, its a large studio or a poky-as-hell one bed... work it out!

    Advertise @ market value +20%. Inform buyers you'll pay them 20%+ in incentives.
    Hence sale price and market value has suddenly increased 20% - it's magic!

    Unfortunately full time whistle blew about >6 months ago.

    Re. the flat. If you like it, buy it. Organise and decorate it how YOU WOULD like it. It probably will not appreciate in real terms for ~ 8 years.

    Energy efficiency is the game.

    Energy is getting expensive. Look into all the government freebies... cavity wall insulation, solar allowances etc.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.
