What a *****. Could you bear the hassle of moving?Dig your heels in. You're in a strong position.
If I were you, I would want to ;
1; get a mortgage offer in writing.
2; tell him £170k max as you know there will be issues with the survey.
3; start finding something else (with newer furniture + gas cert).
4; refuse to sign for a year.
By offering you a new tenancy I guess he is not putting it on the market, he is jusy trying to get an inflated price from you as you love the house.
I would love to call his bluff.
Then wait and see if it goes on the market . How many buyers rushing to give him £205k?
