The Estate Agents usually get paid by the solicitor, out of the completion monies. The solicitor will usually take their fee from here as well, so you shouldn't have to pay either of those up front. Fees will vary depending on area, EA's usually charge 1-1.5% + VAT of the final selling price, (some charge a fixed fee or minimum fee so check this) solicitors £300-500 + VAT.

A HIP should cost about £300 + VAT, this may be payable upfront, some HIPs suppliers offered deferred payments, but check exactly what is involved with this. If you go for a HIP via the EA check that it will belong to you, we use local solicitors to provide the HIPs required, check which solicitor in your area can provide them.
