Selling house with neighbour dispute - help!

Does anyone have experience of selling their house quickly whilst there is an unresolved neighbour complaint? Is auction a good option or does anyone have experience of these companies that buy your house below market value, preferably any that don't charge a valuation fee?

Hi,
Yes, my house drains under a neighbour's garden. He's written saying the drains are faulty. There's no evidence of this and I think he's unhappy that they drain under his garden. I think he's just being awkard but am worried he'll put off buyers - that's why I wondered if I could sell via other means.

I think if you went to auction/Quick sale company you are looking at around 70-80% of the market value of your property.
It might be cheaper to fix the drains to keep him sweet or get a surveyor round to assess rather than lose 20% of current MV.0 -
Do you live in a terrace? If so, how old is your house?
What are his symptoms? Have you paid for a drain survey?Everything that is supposed to be in heaven is already here on earth.

Are you living in my house LOL we have a crazy neighbour who has complained to the council that we are draining our washing machine into the land drains ( we aren't), Council surveyor did dye tests and they didn't get any in the land drain so they found something else to complain about.
Some people are just awkward and have to have something to complain about, if he hasn't made the complaint official I can't see why you would need to declare it.

It's an old farmhouse so has been here for ages - his house was only built last year. He says the drains are leaking onto his garden but it's impossible to say especially with recent weather - as I say, I think he's just unhappy with the situation.0 -
If you got a surveyors report for a couple of hundred quid saying there was no problem, this might be cheaper than going down the quick sale route?.0

Oh yes, he told the council but they couldn't see a problem. Thing is, I presume I have to tell buyers about this and am worried it will put them off.0 -
I doubt it, not if council have already checked it out, you can disclose as "case closed"0
