Single Storey Extension - approx. 8 sqm

I want a single storey story extension with pitched roof put on the back of my 2 bed terrace. It is about 8 sqm and there is one new window and two velux windows. There is nothing fancy just standard spec and I live in Manchester. I have had five builders round and had two quotes so far.

The quotes where £22K and £15K inc. Vat. I had no idea it would cost so much to do - I was expecting £8-£12K at most. The builders say they charge per square meter and can't break the costs down. The £15K quote means a square meter rate of £1600 before Vat. Is this what I am going to have to pay? - if so I think I will have to scrap the whole idea.

keep looking for quotes. they are trying it on or dont want the work.
