Moving Abroad advice on selling our property

Hi all MSE'rs,
We are going to migrate soon and would like to sell our terraced house. What should be our first step, get HIP or get our house valued by an EA? I've also read somewhere that I don't necessarily need to get HIP from EA, where can I get it cheapest?
We are also hoping to have it sold privately to one of our friends to avoid commission taken from EA once we it is valued but I don't know what are the steps and what should we need to know? Hope some MSErs who have some knowledge on it will share their expertise. I would appreciate any replies.

first up get estate agents round to value. Get three. You dont need to use any of the EAs, but they will tell you what your house is worth in this climate. ALso have a really goofd look on rightmove and see what your competition is.
It might be worth getting your HIP done by a solicitor, you can do them yourself too.
If you are selling the property to a freind then you simply agree a price between yourselves and then instruct your solicitors to agree the contracts etc.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Thanks linzpower for your reply. What's the difference from getting HIP from a solicitor as opposed to getting it ourself? How much roughly does this HIP costs? Apologies for all these queries as I don't have any idea. Many thanks and maybe more questions to follow.
