WTD: Help dispute with letting Agency

Hi

I have recently gone with leaseing my house through Caudwell. They have found me a tenant whom they said was a father and son. The father was on benefit and apparently the son was on £30,000 workign at tesco. They asked if i wanted to go through with the reference check. I agreed they then informed me that the son was infact on a 13 week trial at Tesco and they were indian. They informed me that they would be paying the full 6 months upfront. I have concerns as I would be unable to use insurance if they started to squat in the house, due to the sons current employment and the fact that they have no gaurntors as they are paying a full 6 months upfront. I then spoke to caudwell on friday repeating aquestion that i have been asking for the last 2 weeks asking if they need a bed because i am willing to proved. They still hadn't even asked that question. I then asked them again if they had worked out the nationality, she looked at the papers and informed me afghanistan. I phoned up saturday to tell them i will not be renting my house out to these tenants. This call was received by the selling department whom said they would pass on the message.

I called thm up again today to remind them. Suprise, surprise they didn't know, they were due to call me back with the penalty i have to pay (penalty is the deposit used from the propective tenants was used for the reference check). They never phoned me back so i called again and somebody told me that ref check are £176. I think this is complete rubbish as i have seen companies online that charge £20. At worst i though £60 - £80. I think that they are trying to rip me off is there anything i can do?
