Landlord attempting to intimidate me... Please help

  • Can anyone point me in the right direction of information on this? Ie. Where can I read information on tenants rights?
    I mean, I know it, but I want to back myself up.

  • Haven't time to read the entire thread but have skimmed through.

    Just wondered whether it is worth contacting the estate agent directly. Have you allowed them in to take photos etc yet as that would be a good time for an informal chat.
    Maybe you could give the EA your mobile number so they can book times directly with you rather than getting into a chinese whisper situation. You could then explain that you are more than happy to show people around but at your convienience and point out that you have a young son who goes to bed at such and such.

    By doing this, you would be consilitory(?Sp). At the end of the day, it is in your interests for things to be amicable to keep the stress levels down and the LLs to get his house viewed and sold. LL needs you to be polite to potential buyers, imagine how attractive the house would be if you gave the impression of being an awkward tennant who will make final procession a difficult issue!

    Try and be reasonably flexible - by showing some compromise now, you will be in stronger position to say no next time he picks an argument.

    I wouldn't worry too much about your house being spotless, so long as your smalls aren't on view, the beds made and the floor is clear enough of toys not to trip over. An obvious home is much more sellable than a cold show house. You sound as though you keep a tight ship anyway - no need to stress out every time someone comes to view.

    you do not have to let anyone into the house - landlord, agent, prospective purchasers = no one - that is what "quiet enjoyment" means - there are dozens of books written on quiet enjoyment.

    I'd point out your rights politely to the LL as it sounds like he hasn't got a clue. Harassment is a criminal offence.

    I understand that the landlord has a statutory duty to have the gas boiler checked (by a CORGI engineer) every year and give you a copy of the document /certifiacte.
