Advise on EA jargon please!

In need of modernisation/ in need of modernisation and renovation.

Are these specific terms for what needs doing? Are they separate terms? Are they generalisations?

Any guidance would be appreciated.

    Examples only:


    'in need of modernisation' often suggests it's got an old kitchen, old bathroom, loud carpets, louder wallpaper, no heating and rotten wooden single glazed windows. Could cost 20%+ of purchase price to sort it out.

    'in need of modernisation and renovation' will often indicate that it's got a damp problem/dry rot/wet rot, hasn't had any maintenance work done on it for decades and probably needs stripping back to bare walls. Probably has an outside loo. Typically the sort of house which has been empty for years or some old dear has lived in it for the last 60 years without touching a paintbrush, after inheriting the house from her parents after the war. Probably smells of wee. Could cost 50%+ of purchase price to sort it out.
