Ahhh!!

Just been told an offer we placed nearly two weeks ago on a repossession has been accepted. They have told us to instruct solicitor etc, but then said that next Thursday a notice will go in the paper giving details of our offer and inviting people to beat it.

I'm not too bothered about that because I understand they need to get the best price for the property, but I am concerned with when we should give our landlord our one months notice.

They want to complete within 28 days, so when would you tell him, bearing in mind someone could make a higher offer at any point up until exchange.

The new house is next door but one to where our landlord lives:o

    When to give notice will depend partly on your AST relevant dates. But without that knowledge I'd say hand in notice on the day of completion on the new property.

    One month's overlap is no cost at all in the bigger scheme of things.

    As a repossession, it is likely the services will need special attention to reconnect. They are most likely completely drained down and shut off.

    With the overlap you can plan the necessary work/cleaning/painting/moving in at a more leisurely pace.

    In the meantime, I'd mention it to the landlord in about 2 weeks' time, when things are progressed a little more and it is more likely.

    Just an anecdotal true story as to why Friday completions should be avoided.

    Solicitors go out for a long lunch and forget to send on the completion moneys.
