Confused over survey + HIP delay query

We also had an offer accepted on Monday and I am going insane trying to wait:rolleyes:
The survey on the house we are buying is next Tuesday but no idea when our buyers are having theirs done on our house - or even if they are !
Do we get a copy of the survey done on our house ?
How long o searches take and can you make them faster ?
I have no patience at all so house buying is going to kill me:pIt's not paranoia if they really are after you.0 -
MadMonkey,
I don't think you will get a copy of the survey done on your house, unless your buyers are using it to negotiate the price down, in which case I think it would be reasonable to ask for proof of the points they are raising.0 -
Had an offer accepted on a 3-bedroom flat last Friday, instructed solicitor and spoke to mortgage broker same day. Mortgage broker came up with a recommendation which we agreed to take over the weekend and the formal application was submitted on Tuesday afternoon. As part of the application, we were asked whether we wanted a valuation, Homebuyers survey or full structural survey. The flat is 1960s construction and in good nick, so I plumped for Homebuyers. But now I am confused as to who organises this survey? Will it be the lender, or should I be doing something? Should my solicitor be involved?

Also, I spoke to my solicitor this morning, who said she was waiting for the draft contract from the vendor's solicitor. She said if I wanted to feel useful I could contact the EA to chase it up, so I did, and the EA told me that they couldn't issue the draft contract until they had finalised the HIP. The flat was put on the market just before Christmas - shouldn't they have had the HIP in place before marketing? Is it right that they can't send the draft contract until they have this? Is there anything I can do to chase up the HIP?
I'm feeling a bit helpless at the moment. Friends and family (and OH - he's leaving everything to me! ) keep asking me how everything is going and I feel like I should be making more progress than this. I appreciate that in the general scheme of things, a week isn't very long, but it feels like an eternity!!
I was working earlier in the year for one of the hip providers.
the problem is that the companies set up to make up hips ( and tendered under various brands, and then sold to estate agents) just arnt that quick.
We were working to a 5 day turnaround and had one for nealry 3 months, and that was commissioned BEFORE the roll out.
Theres nothing really ANYONE can do. the vendor calls the ea, the ea calls the hip provider, who calls the 'hips warehouser' whos building them and sending them out. that is the way the majority of the Hips providers are working.
I personally dont think there is any problem with the CONCEPT of hips, but certainly, 6 months ago there were grave problems with the PROVISION of hips as the companies simply were not providing them in the target times.
I personally dont think you OP , can do much except remind your EA to chase them. It does, unfortunately, take as long as it takes, and additionally, they may contain errors ( one example was a square footage part of the EPC being almost a quarter of what it actually was ) and have to be returned to be started again.
It is a trmendously frustrating process for everyone involved In my experience.
the only advice I can offer is that if you are selling your home, get a solicitor to provide your hip, we had much better responses from smaller firms than the larger warehousing options often sold by large estate agency chains. Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast :beer:0 -
Thanks lynzpower. I didn't think there was much that could be done, but you never know! I know the EA was organising the HIP, so it sounds as if they may be caught in the queues at the HIP warehouse. *sigh*0
