Hello,,, i rent out a super property to great tenents.The other day my tenents rang me to say that the water is cold , even tho the hot water switch is on.i called out the plumbers and they just showed my tenents how to over ride the switch so the water will come on. The plumber said the thermostat has been tripping off and if he installed a new thermostat he cant guarantee that it would have solved the problem...also my tenents would have to have the hot water switch on for 30 mins or so before they can realise that the thermostat has tripped/cut off........i dont feel the plumber was very good as A. i am getting charged for call out fees and they havnt remedied the problem B. even if he fits a new thermostat he said he still cant guarantee that thats the problem?????the electric hot water cylinder is a Heatrae mega series and the property also has storage heaters...Can anybody on here offer me good sound advice????thank you in advance for any replies

First of all, in order to work on unvented appliances such as the Megaflo the plumber / engineer must be "G3" qualified. If he is not then he is working illegally - remember that these things can explode with a force greater than that of a gas explosion. But to be fair, this hardly ever happens :rotfl:
Secondly, it is always possible to check to see if the thermostat or immersion heater is working correctly, even if it is connected to the economy 7 supply system. All you need to be is competent.
Thirdly and finally, all parts for the Megaflo are extremely expensive!0 -

I will back EliteHeat on the first point though, if the plumber doesn't have a "G3" qualification he shouldn't be touching it.A house isn't a home without a cat.

thank you for your replies,,today i went on site were i have purchased another rental new build,,,,when i went in,an electrician was installing my storage heaters so i guess he was the best guy to ask,,,,,,he told me it is an electicians job and they have to have a G3 cerificate,,,and he guessed that the guy i had in to fix the problem couldnt do it anyway,,,,thanks for all advice and i am now getting it sorted by the right people with the right qualifications.0

g3 is the building regulation that controls the installation and maintenance of unvented hot water cylinders (such as megaflo's) sounds like the thermal cut out button is popping (its a little red button above the immersion) and would indicate either a faulty immersion if its electrically heated or if its heated by a boiler then it could be a few different faults, get it checked out properly, whoever you get in should have an ID card to prove there qualification0
