I may be jumping the gun here but was hoping for a bit of info if possible
A neighbour is ready to build on the area where his garage was. I have no problems with a similar size garage being built but if any kind of bigger extension were there it would definately block out a lot of light. I suppose i want to know if he needs permission to even repostion the garage (there is room to do so) and obviously if I could 'do' anything in the worst case scenario?

Glossgal - check with the local planning dept as to what your neighbour will need to comply with. If the works come up to your boundary he will need to comply with the Party Wall Act (not sure how good the councils are at telling people that so keep it in mind).0

He may not need Planning Permission. Check with your Local Planning Authority. Many domestic extensions are Permitted Development (i.e.no Planning Permission required).
If this is the case you have no right of objection.
If he does need Planing Pemision then you will be consulted and be able to voice your objections.(AKA HRH_MUngo)

It all depends on the nature and size of his extension
He needs permission if:Iif it is on the front or side facing the highway
Is 2 storey
Takes up more than 1/2 the land surrounding the property
It increases the volume of the house by 10% or 50cubic metres, whichever is greater(for a terrace) or 15% or 70cubic metres for any other house
It is over 115 cubic meteres
if the extension comes within 5 m of any outbuilding then these become part of the building for volume calculation purposes.
For a seperate building i.e a garage:
If it is within 5m of the house and then the volume rules apply or the roof is over 3m high for a flat roof or 4m for a pitched roof, if it is more than 5 m away then only the roof heights apply.
There are many more cases but I think these are the ones that may apply to you.0 -
