Stay or move? Don't know what to do!

Morning all,

I live with my partner in a smallish 2 bed house we bought 3 1/2 years ago. I have just changed jobs and so we can afford to move to a bigger house. But is this sensible in the current market? I don't really understand economics :confused:

If it was just the 2 of us we would certainly stay put, but we have 3 children who are currently sharing a room and the 5 of us are desparate for more space. Particularly as they are approaching teenage years, 5 of us queing for 1 bathroom is getting me down. Plus there isn't even room for all of us to sit down at once in the lounge, never mind guests.

Ideally we would like 3-4 beds with an ensuite. Looking at a value of about 250K. We have estate agents coming to look and value our this afternoon, we possible have a private sale arranged already but we (and the buyers)wanted a couple of independent valuations too.

So is this all a crazy idea? Should we stay put? Should we sell and move into rented (but that wouldn't be very fair on the kids). We are in a position to move simply because my income doubled last Oct, havent picked this time due to market conditions or anything, havent had a very positive response from friends/family when we have mentioned the possibility of moving.
