CIS is a problem & Best Buildings Insurance when house is in poor state or repair

Dear MSEs,
My Buildings insurance policy expired a couple of weeks ago, when the assistant from CIS told me that she would send me a booklet on extra accidental damage and a quote for it in the post, and then never did.
When I escalated the issue to the manager, I was told that they do not sent illustrations in the post. The manager also told me that there was no note of the conversation I had had with the assistant, on my record. I was livid.
When they quoted me again from scratch that day (as my cover had already expired) I was quoted from approx. £135 (my old cover) to £400.00 plus! CIS told me that they now cover AS STANDARD £500,000 for rebuild costs - regardless of the type of property. My house is a 1 bed mid-terrace. I am even more annoyed.
ANYWAY, I now know I also have problems with damp (the whole house needs damp-proofing, and wood timber treatment). Can anyone recommend my best course of action? I cannot afford to have the work done this or next year, and yet still need insurance cover. Would I be paying over the odds? Anyone had any good experiences or similar situation to mine?
Very much appreciated,
Suzkin

The damp proofing would not be covered under the insurance as this is deemed maintenance on the property - not an insured peril. Get some other quotes for insurance, if you think CIS are too expensive.0
