How fast to exchange if everyone is pushing

Hi - we have a chain of 4 (possiby 5).
1 - nothing to sell - buying. They are in a mad rush due to relocation date needed for job.
2 - no mortgage needed - buying cash
3 - mortgage approved and valuation money paid (us)
4 - may now become chain 5 as he was going into rented but now may buy an empty property.
Basically no 1 /2 / 3 have instructed solicitors and paid for searches and surveys. No.4 should be on board with this by end of the week at the latest.
THe EA, Financial advisors and solicitors are all happy to push for completion asap and all parties are happy to move asap.
So how long could this take if it remains trouble free?

Well, we have just got to beginning exchanging - we have no chain (we're first time buyers, vendors are renting), and so far its been 7 weeks.
You never know what will come up on searches/mortgage recommendations.
All I would say is make sure you are ready to move, have mortgage in proper place and all confirmed, mortgage valuation done, and get a good solicitor.

You will be lucky if it takes less than 3 months.
Mr 4 needs to get his act together big time. I'll put money on him buying and not renting. People say that too much and don't mean it

Absolutely right.
We have agreed prices on two houses in the last fortnight where the owners told us they would move out and rent if someone needed to move quickly.
In both cases, when trying to negotiate a date, they backtracked and said they want to buy. Neither was prepared to agree a date until they found somewhere.
We were working to a 12 week or so timescale, both said they couldn't do that. One wanted 'at least 6 months'. The other an open ended agreement.
Needless to say both offers have been withdrawn, though one still seems to be of the opinion that he has all the time in the world and that we will be sat waiting with baited breath for his call.........
Now we have added 'do these people really want to sell' to our list of questions to an estate agent before arranging a viewing.0
