    I have been in the nightmare situation since December of selling my house.

    It has fallen through twice and I am keeping every limb crossed that this time it will go through.

    Whilst I appreciate the overheads involved, I still cannot help but think the worse of the whole procedure (and that includes solicitors, surveyors etc).

    I do not think E.A. tell the truth, especially in the very worse circumstances.

    The 1st time our house fell through we had been told a day before that the buyer wanted to move in within 1 1/2 weeks!!! I think they knew the buyer was having very serious second thoughts and had a 2nd property lined up for them. I had been getting anxious that week so I had called them. This 1 1/2 week statement was done to sweeten me?

    The 2nd time....The E.A. did not double-check the status of the mortgage the person said they 'had' until 3 weeks down the line. 3 weeks is a long time to not have a house on the market, especially a 'hot' time of year for selling. Suffice to say this fell through.

    I am currently doing all the donkey work to tie up the loose ends with solicitors and getting people to communicate via fax instead of the long-winded procedure of posting like they seem to do with nominal pieces of information / requests.

    We moved away from the house whilst it was still on the market so they had to come and show people around in the end.

    The one time they came prior to us leaving was a useless experience. They said nothing.

    In my experience people view a house (having seen umpteen others) and forget what features there are. They are not always quick to ask so I used to refresh their memories at the front door.

    I have heard of people negotiating lower sellers' fees when the E.A. has not shown people around but I think it is very very rare to succeed on this front.

    going back to the question asked, i like to go view properties with the estate agent on the first viewing, if i like it enough to warrent a second look, then i like to see the sellers then you can ask questions the estate agents can't answer as they don't live there!
    life is what you make it. . . a bit like playdough. just don't squeeze it to hard!
