What to declare?

Hi, my wife and I are in the process of selling our semi-detached house. We have a neighbour (attatched) who has been talking about possibly extending their property for over a year or so, but to date no formal planning application has been submitted. It is possible that my neighbour cannot either practically build an extension (owing to space constraints) or afford it. Anyway, the question is - should I declare on the paperwork that next door are considering an extension, even though nothing is actually formalised and if I don't could I face any problems later on?

While frugal_dougal and Al Mac are right in that information should not usually be volunteered to a buyer you do need to be careful to ensure that any questions that you are formally asked to reply to are answered honestly.
If the buyer's solicitor raised a specific enquiry asking for any information you may have about a neighbour's plans to carry out development even if these plans had not reached the stage of a formal planning application then what your neighbour has told you would have to be disclosed.
But if no specific enquiry like this is raised then I agree that you are quite entitled to keep quiet.

the specific question we were asked was whether we had received planning notifcation through the post pertaining to any possible developments/ neigbour extenisons etc. I suppose that answering "no" in this case is a truthful response... as the question was not phrased to elicit further information. I guess you always need to be careful about these things.0
