Advice needed re shorthold tenancy agreement

Hello
I wonder if anybody can help. I signed a 6 month shorthold tenancy agreement last year which has now expired. I was told that once this ended it would be monthly rolling but another 6 month contract would need to be issued.
When this ended, I emailed and rang the agency asking for another contract but this was not sent or acknowledged.
What is my legal stance if I want to move out - can I give one months notice?
Thanks.

  • If you have not signed a new AST then your existing / original contract has rolled into a Statutory Periodic Tenancy.

You need to give 1 months notice to terminate your tenancy.
  • Careful with the notice period. It must cover one complete tenancy/rent period. A tenancy/rent period is determined by the date on which the rent is due, in the original contract. If the rent is due on 10th of each month, then the tenancy/rent period runs from 10th day in one month to 9th day in the following month.

So if you issued your notice tomorrow, it would run from 10th Feb and you vacate on 9th March.
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)
