Hiya all, once again we are having people around to view, can't help getting the feeling that is just sunday afternoon trippers... we make a fuss of tiding up, emptying the bins, etc get rid of the dog. All for a quick 5 mimute look around and then a thank you very much! then thats the last we see of them.

I phoned our agent on Wednesday and ranted about day trippers.
I'd had a particualrly bizarre viewing the evening before, and was starting to wonder how many people were using us like a tourist attraction.
The people I was ranting about came for a second viewing yesterday

You have to do a bit of window shopping before you buy. It's a big purchase (especially with prices as crazy they are now). It took me about six months to find my first flat. If you go into a place it usually hits you within the first few seconds if it's not right, but you wander around out of politeness. Surely it's better than having no viewers!0

I became a tourist attraction. Along with a "bored housewife's outing". Women viewing my house when their husbands didn't even know they were out/looking. Oh and excited teens/early 20s dragging their dads round and begging for a deposit. . . with dad not being able to/wanting to.
It's annoying. Especially if you are working from home and have everything set up around you "just to hand" and you have to pack it all away out of sight, then set it all up again when they've gone.0 -
Erm... yes. sure. all us buyers waste a whole day and spend hard earned cash travelling to go look around someone's misdescribed home - only to leave feeling dreadfully disappointed that the one place we can afford isnt quite what the rightmove description cracked it up to be.

Coo weee! me again! the viewers came along with EA and looked around for exactly 3 minutes. I heard them say WOW, big garden and this house is nice.
Then off they went with Ea saying thank you.
We will see, I think it is thoose that request a second viewing that are realy interested. Should I get an offer, I shall be :j .If winter comes, can spring be far behind?

Here are a couple of 'alternative' ideas.......
1. Is it worth you considering an 'Open House' day?
I've known sellers do this on say a Saturday afternoon.....for 3 hours.
You can stage the house, tidy up, make it smell of fresh coffee or freshly backed bread. Put out some flowers. Get rid of the kids & any junk for the day and be host for 3 hours.
Most people view houses at weekends and doing this EVERY Saturday afternoon for a few weeks may provide a buyer, be far less disruptive to your personal life and ease any stress. Its worth thinking about.
2. Alternatively get a detailed colour brochure put together .....photos inside/ outside of the house, detailed written spec of all features etc. Then write a buyer spec to include exactly what your buyer needs to have e.g
* mortgage approval
* own house sold
* evidence of ability to pay asking price
etc etc.
Then check that each viewer meets the requirements BEFORE making an appointment for them to view.
Putting the effort in up front, wether you do it or your agents do it, will save a lot of hassle later.0
