How much should I be paying for re-laying a flat roof?

Hi all,

Can anyone tell me what a fair price would be for re-felting a flat roof above 2 bay windows? The total area combined is appx 5-6m2.
What would be considered a fair price per m2 and hor much 'wastage' is likely?

    I'm gonna be paying a roofer to do this and they're both ground floor bay windows.
    the current felting will also need to be removed as it's in a pretty bad state.

  • Approx 3 years ago had a roof replaced that was roughly the same size.Old roof had rotted away and it didn't help when window cleaner put foor through it. sheets of wood replaced,new rubber lining and good old pebbles put down. Including all materials and labour cost us £750. Rubber roof supposedly has 25 year guarantee!!

    Hope this helps a little..
