I need to have all the old render removed (not patched) from my semi-detached and new render applied (and painted). Current render is approx 70 years old.
Current render is roughcast
Area to cover (ground and 1st floor) is approx. 70 Sq M
How much is this likely to cost? I live in SW Hertfordshire.
Options on final finish:
Smooth and painted (would need it painting)
Pebble Dash (not my preffered finish!)
Tyrolean (painted??) - think I prefer this type of finish
Any ideas as to likely cost appreciated.

smooth and pained is the way to go
pepple dash is ugly IN MY OWN OPINION
Tyroleaned is expensive to buy, hard to put on to acheive an even coverage and then even harder to paint. looks crap IN MY OWN OPINION
The price will depend on a lot of things like is scaffolding being needed, is the house on the road side? if so you will have to let the council know if the scaffold is to be but up on the path/road, you will need sheeting to stop the mess hitting passing people/cars, how many skips will it take, can the skip be left on the road if there is nowhere else for it (see the council again if it does)
so couldnt give a quote without seeing it and wont see it considering I live in Wakefield

Agree about pebble dash - not really my cup of tea.
Maybe the way to go is smooth and painted.
Probably will need scaffolding
Plenty of room on drive for a skip, with scaffolding in place.
Apart from cost, how long does a job like this normally take - i.e., remove old render, re render (smooth) and paint. House is a metroland semi built in 1936 (solid walls)0 -

couldnt really say about knocking it off the plastere would have to see it first
to render it depends how much there is to do, the platerer will have to put on a 'scratch' coat and if he gets it on in the day he will have to come back the next day to 'top it off'
why, if I could ask, do you need all of it taking off? why not just take off the walls that are knackered eg falling off? if you are doing it cos there are cracks in it have a good look at them because if they are cracked ,that doesnt meen its had it, if the render around the cracks hasnt 'blown' (tap it with your hand if it makes a hollow sound its blown if not it hasnt) then you could fill the cracks and then when painted you woulkdnt see them

Would be cheaper if you nocked off the old stuff yourself, then the price wont be as much if the builders have to do it.
Friend of mine paid two grand for three walls
He puts on a bonding coat first, the bricks get painted with a speacial type of bonding agent, once thats sticky? he then puts on a scratch coat and then a top coat.
My Dads a builder and i pick things up :-) You can paint the house yourself, it will be a lot cheaper that way, cut down on costs and do most of the jobs yourself.I'm not poor i'm just skint0 -
If you are a semi what is your neighbours house like. Nothng worse than a mismatch pair of semis. I think you should have to have planning permission to radically change the appearance of your house. There seems to be a trend for brown/beige pebble dashing at the moment her in S Wales. Its blooming everywhere. Makes a change from the pink colour I suppose but when 1950's pink semis locally have the odd brown in between it ruins the look of the street. Also we have a lot of terraced housing here too. Lovely stone on many of them which instead of having cleaned and repointed people put pebble dash over. Shouldn't be allowed.
Think I'll stop there as next I'll get onto taking out original bay windows and installing modern cubes:eek:~Laugh and the world laughs with you, weep and you weep alone.~:)

I totally agree with the pebble dashing option. My house was pebble dashed at the front - made my house look like the poor relation in the street.
This year I had my house rendered by this company http://www.rendercraft.co.uk/fullimage.htm.
The results are amazing. Next door had theirs done at the same time and we both got a reduction on the cost. I had 2 walls done (front & side) total cost £2400, wish I'd paid out the extra £700 to have the rear done, next door did and theirs looks amazing. No painting needed and guaranteed for 10 years.
I would recommend looking for a company that offer this no maintence rendering.0 -
