            One decent mortgage broker would ensure problems like this get smoothed out.

            My solicitor says it is also a requirement for a mortgage - just that some companies do not enforce it but if you tell them then they will not lend. However if a solicitor doesn't tell them then they are being negligent
Obviously having had this problem once I want to tell them before I pay out more valuation report money. And if I use existing valuation report it says on there that it is required.0 - 
            You can't use an existing valuation report anyway. It's for the lender's purposes, not yours. Any new lender will want a new valuation.Everything that is supposed to be in heaven is already here on earth.

            But that is the point - I am not prepared to pay out for another valuation report unless the lender agrees they do not want this certificate. I have spoken directly to lenders, I have spoken to 3 mortgage brokers, an IFA and the mortgage broker at the estate agent. All of whom say that any lender will want that warranty and will not lend without it.
So basically between me and my solicitor we need to find a way of getting that certificate if I want to purchase the property (and ultimately surely this is the case if anybody want to purchase it)0 -

Evidently not.
 Seems we've had seven negligent solicitors on our hands and a dodgy architect, especially when *everyone* appears to know that you can't buy a recent conversion without a warranty.

            None of it has got as far as exhanging yet - mine was just 1 day away from exchange when all this happened.
I am not saying it can't happen, and I do not know much at all just what I have been told by people which is why I posted on here. Apparently selling it in a few years if I ever get to buy it would be easier as the conversion would not be as new (if that makes sense)
Sorry if I am coming across in a rude way or anything or giving wrong information. I am just going by what I think......and have been told and to be honest am a bit emotional and stressed about this whole thing at the moment.
