Renovating a house...

Hello all,
I am not sure this is the right place for this thread.... but, if anyone could help, I would be very grateful.

I am looking at various options for buying a house at the moment. One of the options is to buy a house that needs some work doing.
However, the person who lives in the house would be VERY offended should I take a builder along with me... but the property just isn't at a standard that I feel happy with.

So, if anyone could give me any idea's on price (professional) for the following jobs in a small 3 bed semi (1 4mx4m reception, kitchen, downstairs bathroom).

The work that I would want doing is... new central heating - currently the pipes are boxed off, or exposed all over the house, and I hate this, and would want rid of them. I assume this would mean a new central heating system? Would they put the pipes in the wall? I assume this would be a plumber who carried out this type of work? Correct? If so, what would I be looking at for a new central heating system?

A full replaster all over, walls and ceilings, to a perfect finish.

All new woodwork everywhere, doors, skirting, window ledges.

New bathroom, new en-suite, all fitted, pipes hidden, new flooring, tiled around bath, and shower in en-suite.

Any help would be very much appreciated...

    This is what we've done.... http://www.theupsidedownhouse.9f.com & it sounds like you want to do something similar!!

    Yours'll cost....

    Heating - £8000
    Bathroom - £5000 & £3000
    Plastering - £7000
    Woodwork - £3000

    Or could lods more - or less!!

    & you haven't mentioned electrics, decorating, new kitchen.......

    You're seller shouldn't have objections to you taking someone along to look at it for you. Ask the agent if they'll let you view when it's just you, the builder & agent there.

    Hi,

    could you take a builder along with you and say he's a friend or relative? That way they could have a look round without upsetting the present owner?

    You have to say he's a friend. You can't possibly get a proper price from us and I *guarantee* there will be things you haven't noticed

    Considering that you want 'perfect', I'm putting a minimum price tag of £20,000 on it - if you're going to contract one builder to do it all then I'll guess £30,000 :o

    I remember my shower tray looking like that!! I don't envy you the cleaning that goes with the house before you get to truly enjoy it, grrrrrr.

    I'm getting to actually use it now and it's the best thing. You don't get cold for having the open space - even Mrs Cold (me) can have the window open :)

    Actually made a start on plastering the BIG bedroom/playroom/familyroom/den or whatever it'll be, yesterday!

    Just what would ANYONE do with a spare room, 7m x4m!!??

    Dont want to be a party pooper , but who in their right mind buys a house that needs work without getting proper estimates,
    a tradesmen or suveyor will see things that you will never think of.
    so wise up its a buyers market, if they wont let your builder in then they have something serious to hide , BE Careful,
    Any sign of dry rot! and if you dont know what to look for, then you need someone who does.

    It doesn't 'need' work.

    I just don't like it, and think the work that has been done is crap. Basically!

    Ive changed my mind anyway. Its not worth it - what she is asking, and what I would have to spend to make it into my home just don't add up.

    Back to the drawing board! :rolleyes:
