Online conveyancer advice

Hello again.

Just wondering if anyone has ever used the online conveyancer legalmove.com?

Thanks!

  • Read ALL the small print and make sure your work out the true cost with all the extras added in. They probably will tell you it is £149 + vat for a freehold sale or purchase.

That's cheap you think. Now look at "View the detailed quote" at the bottom of the page.

    They add in:

"Professional charges for the administration and interpretation of Local, Drainage and Environmental Searches" £100 + VAT (This is part of the conveyancing work so why is it an extra?)
"Production of Stamp Duty Land Tax Documentation" £75 + VAT.

So it is already £324 + VAT.

Then you look at "Supplemental fees" at the bottom of the page and find that if you are getting a mortgage (most people do!) there is an extra charge of £115 + vat for that so they actually mean £439 + VAT.

The final figure in itself is not unreasonable, but why don't they say £439 + VAT with a mortgage, £324 + VAT without?

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
